Buying Property

Buying a property in Central & Eastern Europe is not the same as buying a property in Spain or France, as millions of foreigners have already bought homes there and as a result most officials and lawyers have some experience with these types of transactions. In Central & Eastern Europe, officials have only recently begun to experience an influx of foreign property buyers.

There are dangers applicable in every country for foreign investors, for example:

  • Does the property have good title?
  • Is it affected by debts?
  • Has the building been constructed legally?
  • Does the property suffer from any defects?
  • Is the Seller asking for illegal "black money"?
  • How are any communal areas managed - and at what cost?
  • Are there any rights of pre-emption? Some people may enjoy the right to buy the property in preference to you.

Management Agents

Using a management agent is the most feasible way to rent a property for non-resident owners.

Property management fees are approximately 10% of the monthly rent. The property management fee pays for reliable English-speaking staff. VAT is payable on all fees.

Property Manager's Responsibilities

  • Collect rent from tenants
  • Manage tenant leases
  • Manage Security / Damage Deposits
  • Apartment check-in and check-out inspections
  • Common area inspections
  • Assess the building for roof, mechanical or structural repairs
  • Hold the building maintenance company accountable for their maintenance duties
  • Provide timely customer service to the tenants
  • Process and conduct evictions
  • Reduce variable expenses
  • Assess the proper market rental rates to keep rates competitive
  • Achieve high rental collection rates
