Varna

Varna is Bulgaria's third largest city and the main port for both naval and commercial shipping. Tourism is of great importance to the city, with the nearby resorts of Albena, Golden Sands, Constantine and Helena, Riviera and many others, each year attracting millions of visitors from all over the world.

The total population of Varna is 465,012, which is 5.4% of the whole population of the country. The city of Varna is the third largest city in Bulgaria and the largest city in the northeastern region. The city is situated on the Black Sea, extending into the Bay of Varna.

Varna ranks second highest in property prices in Bulgaria, a consequence of the large influx of foreigners purchasing properties on the Black Sea coast. There is a high level of demand for housing and apartments, the forecast is that the market will become increasingly more attractive in Varna over the next 2 years.

Foreign investors are becoming increasingly interested in rural properties located within a 70 km radius of Varna. The capital appreciation rate for residential apartments in Varna varies according to location and quality. Agents advise that appreciation for some developments can be as great as 50%, however it has been reported that the average capital appreciation rate for Varna is 25% per annum.

The holiday season is from May to October, peaking in July and August. Average rents range from EUR 40 per night for a one bedroom apartment and EUR 50 per night for a two bedroom apartment and in October prices are 15% lower.
