Prague
Prague is the capital city of the Czech Republic, and is the political, commercial, administrative and cultural centre of the country. The city is where the seat of the President, the Czech Government and Parliament are located, and also forms the infrastructural hub of the country in terms of road, rail and air transportation.
Prague has 1,172, 975 inhabitants, representing 12% of the Czech Republic. Approximately one-fifth of all investment in the Czech Republic takes place within its capital city. The city is the largest and most important industrial centre within the Czech Republic, and has become the focus of the country's tourism industry which has been experiencing a boom since the 1990s. Prague is also the country's centre for banking and is where most major corporations locate their Czech head quarters.
Prague has the largest regional labour market in the Czech Republic, with more than approximately 680,830 employees. Not only are wages and salaries higher in this region, but there is a large commuter work force, comprising of approximately 110,000 daily commuters. Unemployment rates are lowest in Prague at 3.5%.
The capital's residential sector has continued to grow due to the current interest rate levels, number of mortgage approvals, development of residential properties on the market, and the growing trend of buying property rather than renting. The most expensive houses / flats tend to be located in districts 2, 3, 6 and 7, however Prague 8 is developing a reputation of being an up and coming area of the city, due to its accessibility to the city centre.
BRNO
Brno is the Czech Republic's second city and located in the southern Moravia region. Brno is 200km from Prague, 120km from Bratislava and 130km from Vienna. The city has a population of 367,396 inhabitants. Unemployment is 8.5%.
The city has a long industrial tradition dating back to the 17h century; today the city remains an important industrial and business area which offers great potential for cross-border trading.
The city has good transport links and benefits from being an important railway corridor in Eastern Europe connecting to Berlin, Prague, Vienna and Bratislava. The international airport operates flights across Europe. Additionally the motorway links to both Prague and Bratislava are direct.
Demand in the Brno residential market is currently outstripping supply. The strong industrial roots of the city and job opportunities fuel demand in the property market. Additionally the large student population seek accommodation in this vibrant city. Annual capital appreciation in the city is a positive 15%.
