Budapest is Hungary's capital city and the centre of the country's political, economic and transportation system. With a population of 1.8 million inhabitants, it is the 6th largest city in the EU. Budapest, with its incredible architecture, broad avenues and leafy parks, is often referred to as the 'Paris of the East'.
The River Danube bisects the city into two distinct parts: Buda, which is mostly residential on the hills to the west; and Pest, on the plains on the east bank of the river, which is the city's commercial hub. All of Hungary's motorways and most main roads radiate to the capital. Budapest's subway system is the second oldest in Europe, with 3 lines and a fourth under construction. Budapest's Ferihegy has 3 airport terminals serving 46 airlines and carries 8.2 million passengers per annum.
Budapest has become a haven for foreign investors and multinational companies seeking to locate in Central Europe. The high end residential market is largely aimed at companies buying apartments for their employees. Price increases are anticipated generally in Budapest's residential market, however prices have increased by the greatest margin in the inner city. Between 2000 and 2004 an average increase from 80 - 100% in districts V and VII in nominal values, with a further 15 - 20% per annum since accession. Rental yields in these locations are higher than returns in Western Europe at an average of 5 - 7%.
