Kraków lies in the southern part of Poland on the Vistula River, and has the largest market square in Europe. Kraków is the former capital of Poland, drawing great scholars and artists from the whole world, creating the city’s rich legacy of unique historical buildings.
Unlike the country’s capital Warsaw, which lost almost 85% of its buildings in WWII, Kraków escaped destruction during the German withdrawal and much of the historic buildings and works of art were saved. In 1978, UNESCO placed Kraków on the list of World Heritage Sites. In the same year, on October 16, 1978, Kraków’s archbishop, Karol Wojtyla, was elevated to the papacy as John Paul II, the first non-Italian pope in 455 years.
Kraków is a city with 758 326 inhabitants. This resident population together with commuters from nearby towns and villages and the 160,000 of the city’s student population forms a powerful regional consumer market.
After Warsaw, Kraków is the most dynamic residential market in Poland. The Kraków residential market is dominated by local developers, whilst the market share of housing co-operatives is systematically falling. FDI is increasing per annum, largely due to the tax incentives being offered due to Kraków’s status as a Special Economic Zone. These new employment opportunities draw new inhabitants to the city resulting in increased demand for housing units. Increased demand means that the majority of units in attractive locations are being sold at an early stage of construction or even at the planning stage. As a consequence of the shortage in quality supply, housing prices have increased sharply, with the price of newly completed apartments increasing by 15-30% per annum in 2006.
